We collect two kinds of information: what you give us directly, and what your browser sends automatically.
Information you provide
When you fill out our Contact form, request a property tour, ask us to evaluate a home you want to sell, or otherwise reach out, we typically collect:
- Your name
- Email address
- Phone number
- Property address (for tour requests and home valuations)
- The message or question you send us
- How you heard about us (referral source dropdown on the tour form)
Information collected automatically
When you load any page on this site, your browser shares some technical information with us and our analytics providers:
- IP address
- Browser type and version
- Device type (desktop, tablet, mobile)
- Pages viewed, time on page, and referring URL
- Google Analytics 4 (GA4) events — which buttons you click, which listings you view, and similar interaction signals
2. How We Use Your Information
We use the information described above for a small, specific set of purposes:
- Agent follow-up. When you submit a form, a Delta Realty agent receives your inquiry and reaches out by phone, text, or email to answer your question.
- Confirmation emails. We send an automated confirmation so you know we received your message.
- Internal analytics. We review aggregated traffic and event data to understand which pages help visitors and which need improvement.
- MLS listing display. Our IDX-powered property search (via IDX Broker) shows live MLS data so you can search homes for sale across our region.
- Site performance and security. Logs from our hosting provider help us diagnose errors, block abuse, and keep the site fast.
We do not sell your personal information, and we do not share it with unaffiliated marketers.
3. TCPA / Phone Consent
When you submit a phone number on any Delta Realty form (Contact, Schedule a Tour, Sell Your Place, or similar), you agree that a Delta Realty agent may call or send SMS text messages to that number regarding your real estate inquiry, even if that number is on a Do Not Call list. Message and data rates may apply. Message frequency varies based on your conversation with the agent.
How to opt out at any time:
- Reply STOP to any text message to end SMS communications.
- Tell your agent (by call, text, or email at [email protected]) to remove you from our call and text list.
Opting out of marketing contact does not prevent us from sending transactional messages tied to an active transaction (for example, an offer status update if you are a current client).
4. Third-Party Service Providers
We use a small set of trusted vendors to run this site and our business. Each one is named below along with what they do for us:
- Cloudflare — hosting, content delivery network (CDN), and DNS via Cloudflare Pages. Cloudflare sees the IP address and request headers for every visitor.
- Resend — transactional email delivery. Resend processes confirmation and notification emails triggered by our forms.
- Google Analytics 4 (GA4) and Google Tag Manager — site analytics and tag deployment. GA4 sets cookies and records page-view and event data on our behalf.
- IDX Broker / Elm Street Technology — powers our MLS-integrated property search and individual listing detail pages. IDX Broker may set its own session cookies when you use the search.
- MARIS (Mid America Regional Information Systems) — the Multiple Listing Service that supplies the underlying listing data displayed through IDX Broker.
- Google Ads — we anticipate using Google Ads in the future for retargeting and conversion attribution. When we do, Google may set advertising cookies on your device; this policy will be updated with details at that time.
- Google Maps — the embedded map on our Contact page is served by Google Maps. When the map loads, Google may receive your IP address and approximate location and set its own cookies.
Each vendor maintains its own privacy policy that governs what it does with data on its end. We share with these vendors only what they need to perform their service.
6. MLS Data Disclaimer
Property listing data shown on this site is sourced from Mid America Regional Information Systems (MARIS) and delivered through IDX Broker. The data is provided exclusively for consumers' personal, non-commercial use and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing.
All information is deemed reliable but is not guaranteed and should be independently verified. Listings displayed on this site may be subject to prior sale, price change, or withdrawal. Always confirm details directly with the listing broker before relying on them.

7. Data Retention
We keep your information only as long as we have a clear reason to:
- Closed transaction records (clients we have helped buy or sell a property) — retained for seven (7) years after closing, consistent with real estate industry and recordkeeping norms.
- Unconverted lead inquiries (you submitted a form but did not become a client) — retained for up to three (3) years from your last interaction with us, then deleted.
- Email confirmations and operational logs — retained per the standard retention windows of the underlying provider (Resend, Cloudflare).

8. Your Rights
Depending on where you live, you may have the right to:
- Request a copy of the personal data we hold about you
- Correct information that is inaccurate or incomplete
- Ask us to delete your personal data
- Opt out of having your personal data sold or shared for cross-context behavioral advertising (we do not do this, but you have the right to ask)
- Designate an authorized agent to make a request on your behalf
These rights apply to residents of California (CCPA / CPRA), Virginia (VCDPA), Colorado (CPA), Connecticut (CTDPA), and a growing number of other states with comparable laws. Even if you do not live in one of these states, we honor reasonable access, correction, and deletion requests as a matter of practice.
To exercise any of these rights, email [email protected] with the subject line "Privacy Request." We will verify your identity (so we are not handing your data to someone else) and respond within the timeframe required by applicable law.
9. Children's Privacy
This site is intended for adults shopping for or selling real estate. We do not knowingly collect personal information from children under the age of 13. If you believe a child has submitted information through one of our forms, email [email protected] and we will delete it promptly.
10. Data Security
We protect your information with a layered set of reasonable safeguards:
- The entire site is served over HTTPS, so form submissions are encrypted in transit.
- Form inputs are validated on both the browser and our server-side endpoints.
- Access to lead data is limited to Delta Realty agents and staff with a legitimate business need.
No system on the internet is one hundred percent secure. We work hard to keep your information safe, but we cannot guarantee absolute security. If you have reason to believe your interaction with us is no longer secure, tell us right away at [email protected].
11. Changes to This Policy
We may update this Privacy Policy as our business, our vendors, or applicable law change. When we make a material change, we will update the "Last Updated" date at the top of this page. We encourage you to review the policy occasionally so you stay informed about how we protect your information.

Some property-search and listing pages are powered by a third-party provider (IDX Broker, displaying MARIS listing data), and portions of that content are outside our direct control. We address what we can on those pages and welcome reports about any part of the site.
